Mid-Century Remodeling in Littleton, CO

Mid-century houses were built to last. The layouts weren't.

Littleton's 1950s to 70s ranches and split-levels around Historic Downtown are structurally honest and spatially stubborn: small kitchens, chopped-up main floors, basements doing storage duty. Opening them up is the best remodeling work in the south metro.

The Split-Level Situation

Four small rooms want to be one great one.

In Arapaho Hills, Sterne Park and Ridgewood, the pattern barely changes: a kitchen walled off from the dining room, walled off from the living room, all three ready to become a single space the whole family fits in. Ranches and split-levels take structural work to open, and structural work is exactly what a licensed GC is for.

Around Aberdeen Village, Ketring Park and Old Littleton, the same era's homes want main-floor reworks and honest kitchens, and nearly all of them sit on basements that never got finished properly, if at all. That deck in the photo above? A Littleton build of ours. The town has our attention.

Address Fine Print

Littleton the city vs. Littleton the mailing address.

Plenty of "Littleton" addresses actually sit in unincorporated Arapahoe or Jefferson County, and the permit authority follows the parcel, not the postmark. City of Littleton addresses permit through the city; unincorporated ones go through their county. We confirm which applies to your address before filing anything.

Southbridge, Heritage, Goddard, Broadmoor and Meadowbrook Heights are all in range, plus nearby Columbine, Sterling Ranch, Roxborough Park and Acres Green. Neighbors: Highlands Ranch, Ken Caryl and Cherry Hills Village.

Littleton Questions

Ranch and split-level owners, start here.

Can a load-bearing wall between my kitchen and living room come out?
Usually yes, with a properly sized beam and a permit. That single change transforms a mid-century main floor more than any surface upgrade, and it's core work for us.
Who permits my project, the city or the county?
Depends on whether your parcel is inside the City of Littleton or in unincorporated Arapahoe or Jefferson County. We verify it up front and file with the right office.
Is a 1960s basement worth finishing?
Very much so, and it usually needs bringing up to modern code along the way: egress for bedrooms, proper insulation, updated wiring. We scope all of it honestly in the written estimate.
